453 N. Canon Drive Tenant Improvement

This project entails renovations of an existing restaurant located in the first level of adjacent two-story buildings. The southeast structure is a two-story unreinforced masonry (URM) building and the northwest structure is a two-story wood framed building. First level door openings allow movement between the two buildings. The total restaurant area is about 2,800 SF. Risha Engineering provided design and construction documents for structural modifications to existing building including the removal of large sections at the existing property line walls and the addition of new steel framing, with a moment frame and braced frame providing gravity and lateral support. The City required the two buildings to have separate lateral systems, and the phasing to be carefully considered. Tenant improvements included lowering the slab on grade floor in the south portion of dining area, mechanical equipment pad details, hood support, roof and floor penetrations, handicap ramps and architectural detailing.
